Decent flexibility for sales roles here
Pros: I like that there's a pretty good hybrid setup available. For real estate sales, it's nice to manage some admin tasks remotely from Metro Manila. We can schedule client meetings and property viewings pretty much on our own terms, which helps a lot.
Cons: But it's not always super flexible. You still need to hit weekly office hours for team meetings and reporting in the local office. Plus, client demands mean weekend work is often unavoidable, which can cut into your personal time. It's a corporate environment, so there are expectations.
Advice to Management: Maybe look into more clear guidelines for hybrid work for Sales Executives. It would help manage expectations better. Also, acknowledge the weekend work that's inherent in real estate development.

Commissions Drive Earnings, It's Tough Work
Pros: For a large corporate real estate developer like SMDC, the base pay for a Property Consultant in Metro Manila is decent. You get standard benefits like health insurance. If you're a top performer, the commission structure can really boost your income.
Cons: The base salary isn't super high, so you really rely on those sales commissions. It's tough when the market slows down; hitting targets can feel impossible. Paychecks can fluctuate wildly if you don't close deals regularly.
Advice to Management: Maybe look into a slightly higher base or more robust support during lean months for Property Consultants. Better clarity on commission calculations would also help.

Culture is decent, but very sales-driven.
Pros: The team in the Makati City office is generally supportive; you build strong connections with fellow Property Consultants. There's a lot of training for real estate sales, which is good for new hires in the property development industry. The corporate structure provides a clear path if you hit your targets.
Cons: The culture can feel really cutthroat because of intense sales targets. There's constant pressure to perform, and it often feels like work-life balance isn't a priority. For onsite work, it's long hours, and team bonding feels secondary to sales goals.
Advice to Management: Try to balance the high-pressure sales environment with more initiatives that truly support employee well-being and team cohesion beyond just hitting numbers. Foster a culture that rewards teamwork as much as individual sales for Property Consultants.
