My time as a Property Consultant at SMDC had its ups and downs. Earnings are heavily tied to sales performance, which is common in real estate development, but it means a lot of pressure.


Pros

For a large corporate real estate developer like SMDC, the base pay for a Property Consultant in Metro Manila is decent. You get standard benefits like health insurance. If you're a top performer, the commission structure can really boost your income.


Cons

The base salary isn't super high, so you really rely on those sales commissions. It's tough when the market slows down; hitting targets can feel impossible. Paychecks can fluctuate wildly if you don't close deals regularly.


Advice to Management

Maybe look into a slightly higher base or more robust support during lean months for Property Consultants. Better clarity on commission calculations would also help.

Decent flexibility for sales roles here
Pros: I like that there's a pretty good hybrid setup available. For real estate sales, it's nice to manage some admin tasks remotely from Metro Manila. We can schedule client meetings and property viewings pretty much on our own terms, which helps a lot.
Cons: But it's not always super flexible. You still need to hit weekly office hours for team meetings and reporting in the local office. Plus, client demands mean weekend work is often unavoidable, which can cut into your personal time. It's a corporate environment, so there are expectations.
Advice to Management: Maybe look into more clear guidelines for hybrid work for Sales Executives. It would help manage expectations better. Also, acknowledge the weekend work that's inherent in real estate development.
