What this job involves:
As JLL's M&E Executive, you'll be the main person in charge of critical building systems including ACMV, MEP Systems, Electrical, iBMS, Fire Protection Systems, Fire Alarm Systems, PA Systems, Auto Doors, Chillers, and Building works. You'll play a vital role in ensuring seamless operations across all mechanical and electrical systems within your assigned portfolio. This position requires you to plan and coordinate preventive maintenance, track and rectify faults, provide technical assessments for tenancy works, and maintain strong relationships with tenants, vendors, and clients. Your technical expertise will directly contribute to maintaining world-class facility operations, ensuring system reliability, and supporting JLL's commitment to operational excellence and client satisfaction.
What your day-to-day will look like:
- Plan and coordinate preventive maintenance according to Preventive Maintenance Master Schedule (PMMS), assigning technicians and inspecting works for compliance with contract specifications
- Conduct daily inspections to ensure equipment and services are functioning with no signs of anomalies or potential breakdown
- Track, rectify, and close reported faults on CMMS, conducting inspections on corrective maintenance works to ensure completion per client requirements
- Raise quotations, technical recommendations, and service reports for corrective maintenance works and repairs
- Access Tenant Portal to process and schedule tenants' air conditioning extension requests, coordinating programming and scheduling
- Work with Facilities Executive on tenancy works such as minor A&A, reinstatement, or other related works
- Provide technical advice to tenants on landlord/client requirements and review documentation and plans submitted for Permit to Work approval
- Review vendor quotations and proposals, preparing quotation recommendations to clients for approval
- Ensure servicing works and ad-hoc repair/replacement works are carried out properly in accordance with safety standards and detailed checks
- Conduct checks on MEP spares and logistics in the store, maintaining inventory records of consumables and making purchase recommendations when stocks are low
- Compile utilities consumption data, BTU readings, servicing reports, and equipment reports for submission to Building Manager
- Create and submit Incident Reports to Building Manager for incidents pertaining to portfolio
Required Qualifications:
- Diploma or degree in Mechanical Engineering, Electrical Engineering, Building Services, or related field
- Minimum 3 years' experience in M&E maintenance and operations within commercial or institutional buildings
- Strong technical knowledge of ACMV, MEP Systems, Electrical systems, iBMS, Fire Protection Systems, and related building services
- Proficiency in CMMS (Computerized Maintenance Management Systems) and MS Office applications
- Strong analytical and problem-solving skills with attention to detail
- Excellent communication skills for interfacing with tenants, vendors, and clients
- Ability to read and interpret technical drawings, plans, and specifications
Preferred Qualifications:
- Professional certification or licensing in relevant M&E disciplines
- Experience with tenant coordination and Permit to Work approval processes
- Knowledge of local building codes, safety regulations, and industry standards
- Experience in vendor management and contract compliance oversight
- Familiarity with energy management and utilities monitoring systems
- Proven track record in managing preventive maintenance programs
- Ability to supervise and assign work to technicians effectively
